We are actively seeking a Project Manager to join our team in Birmingham. The initial requirement will be to lead the on-site delivery of a prestigious project recently awarded to us at the University of Birmingham the Barber Institute of Fine Arts, a Grade I listed building.

The project focuses on infrastructure upgrades, accessibility improvements, and key refurbishment elements within a live and heritage-sensitive environment.

The successful candidate will report directly to myself (Projects Director) and will manage the following team structure:

  • 3 × Site Managers
  • 1 × Junior Project Manager (to mentor and support)
  • 1 × Project Quantity Surveyor

This represents the largest and most high-profile project in our company's history, undertaken for our longstanding and most valued client.

The project includes a 9-week pre-construction period, followed by a 35-week construction programme, with substantial penalties should Practical Completion not be achieved on time.

Following successful completion of the Barber Institute project, the appointed Project Manager will be expected to take a wider leadership role within our University framework, potentially managing multiple projects within the 0 - £2.5m value band.

We are initially considering a 3-month freelance period, with the intention of transitioning into permanent employment thereafter, subject to mutual agreement.

Our key focus is finding the right person to fit our culture someone who demonstrates strong leadership, excellent communication, and a proven track record within the education sector, particularly in refurbishment and live campus environments.

The interview process will be a 2 phased process.

Role Responsibilities: (other duties will be required but as an overview)

  • Working with and managing the full team:
    • Trainee PM
      • Aid and guide a good trainee that has a great working ethos and a desire to improve. Michael is very good at his job and can be left to manage tasks by himself. Michael has advanced quickly through his ethos but needs some guidance on new elements and some construction elements. He has the perfect attitude to work with a senior project manager.
    • Senior Site Manager (Direct employee)
    • Site manager (Direct employee)
    • M&E Site Manager (employed by Sub-Contractors)
    • QS (Direct employee)
      • QS will lead all commercials aspects of the project, buying, costings, variations, contracts.
      • Your input will be, involvement, overview and assisted reporting.

    • M&E liaison and coordination

  • Construction Phase Management - (On site day to day project management) (We expect the PM to operate from site offices)

    • Manage the site team (Ensure they are undertaking their responsibilities.
    • Meeting management and recording

    • End user management. Host weekly logistic meetings with the end user team.
    • Manage COW reporting logs and management of the issues raised.
    • Project risk management and reporting.
    • Coordinating and managing point cloud scanning.

  • Project Completion Phase
    • Managing O&M process (this is subbed out but requires management and initial coordination and index collation)

    • Coordinating and managing snagging and defects.
    • Coordinating and managing BIM requirements

Post the specified project, the project role could vary from managing 1 project to managing multiple within the midlands dependant on workload.

a Mid term goal would be for the project manager to manage a client base from that location. (example - manage our campus framework at one of our universities or alternative client). The timescales on this would be subject to performance and relationship with clients and colleagues.

All of our operating systems are currently through one drive with documents build and used across Microsoft Office. Programme building and management is through Microsoft project.

The candidate would need to be computer literate and willing to adapt and learn as:

  • We are in the process of finalising a digital H&S management system. The systems purpose is to manage onsite H&S. This will be predominantly used by site manager but the project manager will need to understand how the system is used and operated to ensure compliant running of the site and to obtain information for reporting.
  • Our client uses a web based sharing portal. Documents are coded and information is shared through the portal.
